Youv'e put your cards on the table too early, I think you should tell a little white lie to the EA and say you have spoken to your mortgage advisors yesterday and he has offered you X amount (obviously the max you will pay 178K) then say you really like the property and will be willing to go ahead now and stop looking if they agree to accept. Lets face it they will be happy to sell and their EA gets his commision, deal closed!0 -
Thank you for all your replys. I have put the offer in and will wait to hear...
The last offer I put on the EA was a nightmare and litereally said to me i know you can afford more than that so I need you to go back and comeback with a better offer. Mann (!) that annoyed me, but i wanted the house so went back with a much higher offer 10 mins later then got pushed and pushed to go to full askng price, am glad I didnt do it, as this place is better.0 -
You could also say you would need the extra X to bring the house up to the spec/design etc that you would need so that's why you are offering the amount you are. Good luckMTC NMP Membership #62 - made it back to size 12 after my children & I'm staying here!0

Just because i get frustrated hearing storys but no conclusions...
We had an offer accepted for 183K which is only 1K over what our highest highest limit was but still affordable! as FTB VERY VERY Excited!!!
From what i have read on this am still not counting any chickens but fingers crossed
