    I think staying hours and having lunch is pushing it somewhat.

    I don’t seriously think a cup of tea is going to clinch a sale, but I can only empathise with people who’ve been on the road for four hours with facilities and public conveniences so few and far between.

    The couple who had a bit of time to kill, themselves mentioned how ‘fabulously quiet’ it was ‘out back’. It’s our little haven of peace and quiet and sunshine. Unfortunately most viewers are in and out of the garden in no time – maybe they’re TV or Wii fans.

    For all I know that couple will come back after viewing a few more properties, realising (a bit like the Kirstie and Phil brigade) what in point of fact matters to them. I couldn’t care less either way, as the matchmaking of the property and new owner just has to be right. I can’t influence that.

    Going on 300+ mile round trips to view, we were always glad of a cuppa and a chat, though looking at smallholdings & farms means a lot of time 'out back, and maybe an hour just walking the boundaries!

    We only had lunch once, at the vendor's insistence, because they had grown most of the ingredients. That was more than 18 months ago, and they're still on the market, so as a selling strategy, it hasn't been terribly successful.

    Like you, I can't understand why people typcally spend so little time in a property's outside space, for it is often there that the really big issues present themselves, be it the neighbour from hell shouting at the barking dog, the smell from the take-away, or, looking positively, the wonderful view, or the private little sun trap space.

    Indoors can be altered, but one's influence on the area around a property, including its spirit of community, is strictly limited.

    We are loving our new place. To be honest, the house needs work, or in some places, demolition, but its setting and the people around are what made it worth our time and effort.

    We made three viewing visits here. On the last one, we were given tea.

    Maybe going a bit away from the topic… :o

    Our outside space makes the property as far as we are concerned. The east west orientation gives morning sun for breakfast on the patio, the midday sun hits what we call the sun corner (scorching hot in mid summer) and in the evening there’s a pleasant last few hours of sun that cuts across the garden to the chimneyed bbq area. Bliss! :cool:

    All this clearly only applies when the sun is actually out of course, so we took several photos for viewers to peruse if they turn up on a gloomy wet day.

    Your new property sounds just like our next one! (I already have the sledge hammer)
