Purchasing Freehold Cost - Advice Please!!

Hello,
I would be really grateful if somebody could advise me further following contact with my landlord (Shenstone Properties) regarding the above.
They have agreed to sell to me for an all inclusive sum of £4245.00 based on a property worth approx £135000 with 71 years remaining on the lease. The ground rent is £40 per annum.
Can anybody give an indication as to whether this is reasonable, or point me in the direction of a decent surveyor (I am in the West Midlands) to advise me of this?
