renting advice

Hi

wonder if anyone can help, my friend has just rented a property, moved in friday, when he viewed the property had a cooker and hob, washer, fridge and freezer. He asked if it would be included and was told yes and the property was advertised as part let

On friday he went and got the keys and was told that the inventory would be sent in the next few days to check and sign off etc

Get the house to find that the cookers gone, freezer and washer has gone. He has rung the agents and been told that if he want them he can either buy them or the landlord will provide a cooker for a higher rent and will have to wait in for it to be delivered.

Surely a rented house should come with a cooker? Im not to worried about the freezer and washer at the moment but the cooker?

  • There are no hard and fast rules re cookers. Unless it is in inventory then no not normally included. Who told you it would be? I would take the matter up with them.

    If no luck try freecycle

The letting agents who showed the flat said the cooker, fridge, freezer and washer was included and that it was a part furnished including all white goods and curtains and carpets.

I have never known a rented house not come with a cooker unless a regulated tenancy under the rent act 1977

Many properties come without a cooker ... and all manner of items anywhere on the scale of unfurnished through to fully furnished.

What is important here is what is in the actual agreement that was signed.
