    Be careful Tongue just a thought that when you come to sell you will have to declare the neighbour situation if it goes to another level. I know it hurts but do not want to here you lost out twice.

    I've been following this thread Tongue, and can't imagine what it would be like to have such an intrusion of privacy so close.

    In your OP you said your neighbour built a fence on your land and you'd asked him to take it down. Did he ever do this?

    What is your relationship with neighbour - friendly? not on speaking terms? this conservatory soured your once good relationship? Just trying to get an idea if it would be possible to get him to come round to your property, show him how it has affected your outlook and ask how he would like it and what would he do in your position. Maybe he would agree to frosted glass then??? Or a cheaper option would be to put the frosted film on the present window.

    If none of that is possible then I completely agree with you putting up a fence that you are happy with your side but giving him something a little less pleasant to look out on.

    The owner of the conservatory is very selfish, doesn't think of others and doesn't really care what happens.
    They have said they will take the fence down (eventually) but refuse to replace it with anything (not that they could as they have built their conservatory right on the boundary).
    I will be kept waiting for ages for them to do anything at all so will get a big fence up on my land and to hell with them.
    I am considering getting legal advice to order them to take the fence down within 14 days and making good my garden. I don't think I should have to take it down as it will be costly to me and I need my cash to erect a new fence.
    I gave them the option of frosted/obscure glass and they refused so a tall fence to make it very dark in their conservatory will give them a shock!

    Looks like your neighbour isn't interested in being on good terms then. Go for it Tongue, make your fence as "offensive" (pun intended!!!) as possible. But really, what a sad situation when neighbours are so inconsiderate and selfish.
  • Build a wall with really horrible breeze blocks, make sure all the joints stick out and look crap and that there's mortar splashed all over the blocks. On your side however, have it rendered nice and smooth and paint it a nice bright colour ! It'll make their conservatory much darker and dingier than just putting up a fence.

    you need to put the fence right next to their build
    if you leave a gap, wont be long before they 'claim' ownership of that strip of land

    & build it as high as is needed
    if the top of their glass is more than 2 metres high, build your fence up to that height
    simply tell the planning officer that
    i would also get it in writing from them that the neighbour shouldnt have built on the boundry line, then if they try any more building work, youve got something official from the council that you can use.

    as for type of fence, id go for one of those concrete post & bottom board ones, lot less prone to 'accidents', & whenever you need to treat the fence panels, they can just be lifted out.
