Good Morning ,
You may know from my previous thread that the buyer of my property has gone to ground at the very last stages of the house im selling.
No chain.
Completion date : 11/9/09 at his request.
It did not complete due to no deposit being paid to his solicitor for the mortgage.
I was just wondering on what his approximate costs would have been to this stage.
What would be the approx cost for ;
Surveys/Searches.
Basic Mortgage Survey.
Solicitors costs.
Mortgage Arrangement Fee's.
etc.......
He has not contacted his solicitor or estate agents to advise what he has decided to do, so I wonder if his solicitor is still charging him until he advises of his intentions ?
The property is back on the market now but if he does decide to surface and reinitiate buying then i'll accept ,but not take the property off the market, and insist on a very quick completion /exchange date as not to waste any more of my time !
I find that fair !

Hi, I don't know loads about this but I will try to help....
Survey - might have cost nothing if it's included in his mortgage package... but if he did pay for it, surveyors sometimes work on a fee dependant on the price of the house..
Searches - depends on the local authority in question - in my area searches cost £250.
Mortgage arrangement fees and main sols costs - these don't get worked out until the end of the transaction (i.e. completion).
It's likely all it has cost him so far is £250 - £350. I must say though, I think you are being very reasonable to consider him again should he come back after messing you about. I'd be looking for some assurances from him.
