    if they dont phone the landlord when you are in the office, then that might be the time to mention lack of deposit protection, Energy certificate, LGSC

    2) Most councils now have a private lettings officer - up on acceptable standards / legislation etc who can advise or if you request start actioning on your behalf

    The LA should have told the LL to 'get lost' but they were probably only interested in their dosh.

    Long drawn out process, to turn a DUMP in to a decent liveable property, meanwhile, both the LL and the LA are earning from it, when they shouldn't.


    You have 'the list of remedials' in writing, you should move out with your pictures and take the LA to court, and maybe teach both of them a lesson....

  • It is easy for you to say because unless they have evidence of the agreed condition, and reasonable evidence at that, they will lose at court.

    It shouldn't be that way, but it is- LL have no duty to ensure anything other than a technically livable place.

    But at least there are procedures for ensuring functionality and safety.
