Does anyone know of a free downloadable lodger agreement, please? I am currently living with a friend, been here a week, and as I should be able to get housing benefit I need a lodger agreement to take with me to th dss. It needs to be 'official' but as we are friends neither of us is too worried about it being especially formal. Many thanks for any help.

Do you know, I don't think there is such a thing. Lodgers have no rights per se and certainly no security of tenure so I think a letter written and signed by your friend to confirm exactly what you are paying and what it includes would suffice. If the weekly rent includes a contribution towards the bills LHA will not cover that part.
ETA: I stand corrected. There is such a thing. Just goes to show that you shouldn't always take what idiots (me) on the internet tell you as gospel. *blushes*0 -

err... I wouldn't, obviously, but some might say "rubbish"......
They are usually "Excluded occupiers" who are at the very least legally entitled to a Notice to Quit. If they don't get that (and reasonable notice) the court can be quite hard on the Landlord (Source: Shelter training material).

I'm really sorry, I just can't get the password?
What should it say/ (The agreemant) I assume a home made typed one should be okay so long as it says what needs to be said?
Thanks again

Re.I'm really sorry, I just can't get the password
.
My post number 5 "RTFM (The website)" = "Read The F***ing Manual" (The Website) i.e. read the website & it will tell you... sigh!!! .. thus-wise....
At the website
http://www.limecastle.co.uk/free_agreements/lodger_agreement.htm
It states, a little way down....Click on the FREE Lodger Agreement and choose SAVE. This document is password protected, so you will need to retrieve the password before you can open it - email free_lodger_agreement@limecastle.co.uk, and you will receive an auto responder / reply with the password in it.
&, as one branch of government (DSS) will see your lodger agreement your landlord should expect another branch (HMRC) to check she is declaring tax (if above £4,250/pa - see
http://www.direct.gov.uk/en/MoneyTaxAndBenefits/Taxes/TaxOnPropertyAndRentalIncome/DG_4017804
)
Cheers!

faithcecilia,
the password is sent as an autoresponder to your email - and usually if you have not had it - or cant find it, it is in your spam box. Search your email account for 'limecastle password'.
other than that - your email provider could be blocking it. You should check with your provider (it works for 99% of email addresses)
