Advice please re possible listed building

Hi there, we're looking to purchase a property that we think might be listed. We have asked the EA and he said he didn't think it was, but the row of houses behind, of the same style, are listed Grade 2 and we have found planning application for new doors/windows from 1993 that indicates that the one we are looking at was listed then. For info the planning went through with no problems.
The house currently has a conservatory that looks pretty much thrown up (temporary structure) and we would want to possibly take this down , knock out the back wall and extend just one storey to the extent of the original conservatory. The house next door aready has a two storey extension.
My question is, is it likely that if this property is listed woudl we have a problem with planning, seeing that the neighbours seem to have had no planning issues (nt that we can actually find the planning info for that extension!

    google "listed buildings in (town/country/parish)" ....?

    The local planning office (ask for the duty planning office) might know for certain, or should be able to point you at the folks who do know......

  • A lot of listed buildings are searchable at https://www.imagesofengland.org.uk (I'm assuming it's in England rather than elsewhere in UK?) and there is an email address on the webpage to find out if a property not shown is listed.

    The local council will know if the property is listed, and will be able to give you informal advice on what is and is not usually allowable in that area. Often they are more concerned about changing the external appearance of the property that the inside - but that does depend on what original features have survived.
