Confused about our mortgage

Hi,
We are buying my FIL's house which he left to his children. Our FA has obtained a mortgage for us, the details of which are bit confusing. The property was valued at £62k and it says on the mortgage document that the purchase price is £65k when in fact we are buying it for £40k. Just wondered which figure will be registered with the land registry.
Any help appreciated!
