FTB- understanding valuation and contract

Hi all

i am a FTB and this is my first post although i have been using MSE for a while.

my offer was accepted on a 2 bed terrace and i have had my valuation come back with good news :D same valuation as my offer.

Having said this, under this it does state a few things 'matters affecting value' and one particular point i dont understand:

'there is no proper vent provided to the rear soiland vent pipe which now needs to be extended up to eaves level and a vent installed'

what does this mean??:confused:

at this stage im just waiting for the vendors solicitor to send the contract to my solicitor, with the mortgage offer already received. does anyone know how long i can expect to wait for the solicitor to complete his searches etc if there is a HIP provided which was completed in June 09. a completion date?

getting very impatient!!

any advice would be much appreciated, thanks in advance!!!:cool:

    The vent means: "the poo pipe from your loo into the ground also goes up the wall ... it stops shorter than where we'd like ... it needs to have another section popped on the top so the smell of poo can escape properly". This should be a straight forward/cheap job involving a man up a ladder with the right bit and pop it on.

    Mine had that.

    The poo pipe will either be a plastic pipe or a cast iron pipe, 8" in diameter. Its usually that orange plastic pipe you see on the outside of peoples' houses that runs down from the bathroom. Yes you can buy it from B&Q and if you have a ladder and a head for heights you could probably do it yourself

    If there's no extension above the point where the soil pipe leaves the bathroom you'll need to cut the existing pipe, put in a branch piece, and be able to use solvent weld adhesive to join all the pieces together.

    You also need a fitment for the top of the pipe that allows it to 'vent' - i.e. lets air in when liquids and solids flow down the pipe, so that a low pressure area doesn't form behind the solids and liquids. Offhand, I can't recall what this is called.... but when I do..

    Isn't building warrant approval required for changes/additions to SVPs, or does that just apply to re-routing them?
