Sellers - what is the market like?

Hi. We are in rented having sold to rent in April 08. We are looking to buy but the market where we are just isn't moving much at all. Max drops of 10% off peak prices.

To those sellers out there, please be honest, how are you finding your house sale?

We are looking in the South East within an hours commute of London with good schools.

  • We are in the SE - Last September the property was valued at 200k - now it is £165 - we listed it at 163 - and it has sold stc 3 times - the first 2 buyers were real messers - but hopefully it will go through this time - 2 other properties in the same area have been up at 192 & 172 for what seems like forever - houses that are priced realisticly are selling
  • Supply is so short that if what you are selling is good quality and reasonably priced I'd be surprised if you have trouble. My current place in london sold in 3 days and the house i bought was only on the market for 4. All rather scary considering its mean to be recession land out there!

    I am selling an unwanted 'buy to let' in the south west and found the market very good with viewings every day or two and sold 6 weeks on at 2.5% over my initial valuation thoughts.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    We are in the very South East and in the process of selling our house (should exchange tommorrow / Monday!) and our hold sold in the first day of it being on the market to a FTB. (We had 5 viewings set up for the first weekend)

    I think that anything new which comes onto the market at the right price tends to sell fairly quickly as there is a great demand, but not much supply in the area. Our house is at the lower end of the market for here (125K 2 bed terrace).

    The house we are buying had only been on the market for 10 days before they accepted our offer, and because of the delay in exchanging I have still been keeping an eye on other properties to buy in case we get any problems. In that case out of those which are in our price range, there are only 2 we would even consider viewing at this stage, so not much choice.

    We are in London. The market seems to be good for sellers, i.e. there is very little property around and lots of buyers, so anything decent and reasonably priced goes very fast and can command quite a good (but not a silly) price. Our property went on the market this week, and we had an asking price offer before the estate agent details were even prepared.

    Personally I think this situation is unlikely to last - if more potential sellers see others getting good prices for properties and selling quickly, they will decide now is a good time to sell. Once more properties come on the market then the supply/demand imbalance will be rectified and prices will drop a little again.
