Building plans for loft conversion

Could some one tell me approx how much for plans and building regulation fees would be for a loft conversion with dormer on a 3 bed mid terrace home please.
I think I have well been ripped off.paying £705 for plans and £520 for plan examination & site inspection fees

  • I think it really depends who did your plans - an architect (tend to charge the most) or an architectural technician, for example. Also where abouts in the UK you are based.

    I am based in the South West and paid £1350 for extension plans (architect) + £450 building regs fees + £70 for a permitted development cert + £300 for structral engineer drawings for the foundations.

    Yes, a lot! :rolleyes: I would not go such an expensive route next time round now I have more experience, but my build does look good. :D
  • I found talking to my builder very useful. I ran by him what I was wanting to do and he told me how possible it was, what it would cost, in terms of plans (roughly) and building and put me in touch with an architect. It was great just to be able to talk it through with someone that knows what they're talking about.

  • Building contol fees (plan check and inspection) will be based on construction value; £500 does not seem that far out. Check Local Authority fee schedule; but remember you don't need to include the value of decorations, etc.

    Design fees. It depends on the scope of work. Survey/measurement, existing, proposed, elevations, calcs, drainage, roof plans, and materails spec all take time (drawings are slow). £700 dosen't seem like bad value to me (it depends on the level of work, meetings / discussions).

    Are there external alterations, have you Planning issues? There will be a fee for this as well; plus 10+ weeks for a decision.
  • I think these fees are pretty good. The Local Authority fees are definately about right give or take £50.

    To me the design fee is there or there abouts I would perhaps be abliged to check his/her work before you say yes or no to make sure he or she is capable of carrying out the works.

    I am a self employed Architectural technician and my fee would bee slightly more to carry out the works required for the approvals for this type of work.
