Rental market Manchester

Does anyone have any advice as to how the rental market is in Manchester city centre at the moment?
I have a city centre flat and my long term tenant is about to move out - so letting it out again but wondered how easy / difficult it is likely to be to get a tenant considering the current climate.
Some people tell me that lettings are suffering, others tell me that because of the recession no one is buying and therefore lettings are doing well... can anyone advise?

There are a lot of empty city centre flats in Manchester at the moment so my assumption is that rents may have gone down a bit. Also, people have a lot of choice so you'll need to make sure your flat is in tip top condition.
You should be able to get an idea of what rent you'll be able to get by looking at what else is currently available in your building.0 -
Rents have fallen in the suburbs in south Manchester so I would think that the centre has had similar falls. We were advised our semi would rent for £800 a year ago, whereas similar properties are now up for £695 a month. It's certainly a bad time to sell flats in Manchester because of oversupply, so I'd make sure the flat is in top condition and put it up at slightly below the rent of similar properties so you don't have void periods.0
