As my house sellable? no NHBC and Japanese knotweed

The house was built in 2005 and no NHBC issued as final inspection has never been carried out (told by NHBC and no date of when it will be done was given!!). It wasn't a problem when we bought it in cash, but it brought to my attention that someone is trying to buy the house next to us and asked us about it obviously the other house got no NHBC either and they got stuck!
and another problem is Japanese knotweed, although we don't have it within boundary of our house but there are quite a few around in neighbours garden and public path. I checked with council and environment agency however they can't do anything about it.
my concern is with above problems, is my house sellable in open house market>
