partner renting on my mortgage - HELP!

hey!
first time iv used the forum but in need of advice and can't find it anywhere.

I've recently bought a house mortgaged on my own, can prove I can afford to live there on my own etc.

Am think of having my partner move in with me and pay me say £300 a month. (far less than 1/2 of what I spend to live there)

What are the implications on his rights if things go pear shaped?

Heard lots of things about tennants rights, and if they can prove she/he is contributing to the mortgage, and as they wont be in thier own room etc, how does all this work and is there anything to put in place to protect me or just hope things work out?

    You need to make it plain that he would be a lodger, not a tenant. That way he has no rights to remain in the house if the relationship breaks down.

    if he was a tenant, then you would have to ask your mortgage provider for permission.

    You will have to ensure that your insurance providers know.

    I can't forsee there being any problems but parents are warning to protect myself just for worse case scenario.

    Apart from letting my insurance know and changing my council tax from single occupancy can you think of anything else I need to do?
