Do they really have the right???

Today, for the second day in a row, I've had people letting themselves into my flat with no prior warning at all; yesterday it was to show someone around who may move into one of the spare rooms, and today it was 2 tradesmen. I said today that some warning would have been nice and they said they didn't have to give any. They didn't even knock. I was just about to have a shower too; hoping they get finished and go soon. But surely they're meant to warn us before they come?

    If you are a tenant on an AST (rather than a lodger with a live-in landlord), your landlord is obliged to give you at least 24 hours notice before they or people they appoint, enter the property AND this requires your consent to proceed. Having said that, it is expected that tenants cooperate with repairs and viewings under their obligations.

    Housing law does enshrine the right to quiet enjoyment by the tenant of their property. You will find the Shelter website an excellent source of information about your rights and the landlords obligations.

    So are you a tenant and is the property managed by the landlord
  • Is the entire flat "yours" according to your tenancy agreement, or is it a flat-share...?

    What does your contract say?

    Generally there is a right to "peaceful enjoyment". But this may be impractical if you share, as it is not only the Landlord/Agents but other sharers who might make arrangements and fail to inform you.

    "who may move into one of the spare rooms" - it doesn't sound like "your" flat.

    If you want it to be yours, then you'll have to pay for all the rooms...?

    What are they even doing in YOUR bedroom if they are showing people round that might be interested in the OTHER ROOM? I wouln't think this is in anyway acceptable!!

  • Well, they didn't know, apparently, which rooms were and were not free, and thought the entire flat was empty.
