Sorry I would have to disagree with that, as I'm in a very proceedable buying position, and it's most definitely not the case with me.
I have also suffered exactly the same experiences as "confused31", where clearly it seems that the EA on the phone has been just told to make excuses (and not been very good at it either!) about properties being strangely "unavailable" for one reason or another.
You get the clear impression that the property has been "reserved" by someone, and the marketing side of it is just a formality, if you get my drift.....
but, with respect, they can do what the hell they want with the property as long as the vendor is in agreement.

I agree, the vendor has no obligation, but the vendor doesn't actually know do they? The EA is the one taking the enquiries.... Do you see what I'm saying?0 -
Sometimes it's quite clear. Most of these cases I am talking about, which i have been looking at buying, the vendor is a bank/b.soc/asset mngmnt co, as we're mainly looking at repo's.
At the end of the day, like many other people, I am an intelligent human being, and it is sometimes blatently clear that something is dodgey!!
Not so much with normal vendors selling their own house, as generally they are more involved.0 -

For example, if you look back at the sale of my neighbour's repo house, I just don't personally see how that can be legit.
As I said before, I am def. not tarring all EA's with the same brush, this is just my personal experience.
I've bought and sold houses over the years with no problems thru EA's but I'm just gettin bad experiences lately!0 -

I'm glad you said vendors are generally honorable!..For us, we experienced first hand that price is the main factor 2 wks ago. Vendor accepted our offer, then 5 wks later decided they won't honour the price and upped it by 17k due to a slight increase in house prices that was on the news. We were proceedable, esp at 5 wks in!
Again like someone else said, the ones that "seem" dodgy are the repos, more than normal house sales. I've enquired recently on a repo and the EA was very discouraging of viewing, emphasising all the probs with buying a repo, the colossal amounts of money you need on top to do it up, had many offers on it, and more than likely to go for more than asking price, blah blah...one even refused to let me see the hip. (which should be available for anyone)
If I was looking at it positively- the EA was probably just being helpful pointing out all the possible disasters and upheaval of buying a repo.....
Or on a negative side- just had someone more favourable in mind for the sale!:rotfl:0
