sell your house for cash in 7 days??

hi has anyone heard of or better yet used the companies that buy your house from you for cash so you can sell quick or buy it from you and you can rent it back?

i dont want to rent back i just want to sell quick as i have found a house i love. We dont have a morgage as we paid cash for our house.

i just wanted to know if anyone has had any experience in doing this or knows someone who has done it. thanks

    They will offer you a substantially less amount than the value of the property so depends how desperate you are to sell.

    Figures of 60 to 70% of a current valuation are not unheard of with this kind of company. Can you afford to lose that amount of cash?

    Possibly better to put it on with an Agent at a low price and tell them you will also accept sensible offers for a quick completion.
  • i run this sort of company ...... the maximum you will receive will be around 85% of the market value.

    dont confuse market value with the selling price.

    This usually equates to 75% of the selling price.

    My advice would be not to sell through this medium unless you really really have to.

    The fact you are getting a guaranteed sale which should complete in 28 days will mean you have to "pay" for it in some way and this is by accepting a significant below market value offer.

    Stick it on with an estate agent and put it on at a very competetive price ...10% reduction

    that should get you a sale.

  • selling in NI is rubbish these days. no one is looking. there are no buyers. possibly you might be better off selling at a knockdown in order to buy at a knockdown (if that's what you want).
  • DON'T use these firms, they are basically 'thieves' who want to steal your house at 60% of market value, they will rent it back to you for 6 months then you have no security of tenure as you sign an AST and they kick you out.

    Anyone thinking of using these companies don't. Go to a local estate agent and say you will gtake 10% lower than Market Value for a quick sale!

  • northerner79, that is a little harsh and a bit of a generalisation

    70 - 75% is usually the benchmark with as high as 80 - 85% in some cases.

    If your in a situation where the only option to secure a guaranteed quick sale then this may be your only option and a very viable one at that.

    What i would say if this isnt your only option and you really arent able to wait they may be worth a call but dont get pressurised into feeling like you have to accept the offer.

    Also beware of the sale and rent back as mentioned, 6 month is all you are able to guarantee
