yes the British Gas man is coming back again so I will tell him all about the valves. Thank you all for your help. I am also attaching some pics of the valves.img143.imageshack.us/gal.php?g=snv36555.jpg Both valves are now back in auto by the way.0

Two motorised valves, the one under the boiler for the heating circuit and the one nearest to the water tank for hot water. Normally closed from input to output but can be manually operated.
By manually operating the hot water valve, you should be able to save lots of ££££ until the fault is fixed by using gas to heat the water in the heat store tank. Blue text on this forum usually signifies hyperlinks, so click on them!..:wall:0 -
two more little questions:
-Could i keep the hot water valve to manual open all the time, irrespective of when I activate the timer?
-I presume there is no point of switching on the immersion tank at any point, since the flow from tank back to boiler can take place with the tank off anyway?
Based on this link the valve's motor in S-PLan springs back to OFF (even if the boiler will go OFF anyway because of the timer). I am just thinking what might happen pressure-wise due to the difference in pressure between boiler and tank if the valve is left open.0 -
Again, it's the landlord's responsibility to make sure that your hot water and heating work independently and efficiently. That's what you're paying him/her for. You shouldn't have to worry about all of this.0

Yes until the problem is fixed properly.

Don't use the immersion at all - very expensive as you have found out!

The valve will only return via the spring when operated electrically. No need to worry about the pressure.Again, it's the landlord's responsibility to make sure that your hot water and heating work independently and efficiently. That's what you're paying him/her for. The OP obviously knows that but is simply trying to save money by using gas rather than electricity! Blue text on this forum usually signifies hyperlinks, so click on them!..:wall:0 -
