selling privately - HIP and Energy Report

Hi, We have a 1930's semi detached which we rent out currently and now need to sell it due to finances.
Luckily, the tenant is interested in buying it off us.
My initial question is what do I do about a HIP pack - I need one I presume?
Their solicitor has said that I need an Energy Report which is mandatory - is this true? and if so, is this part of the HIP or separate?
And finally, if we do sell privately, is there any other advice? I take it I just need to instruct a solicitor?

You don't need a HIP pack but you do need an EPC.

You don’t need a HIP for:- properties where there is no marketing, for example if you are selling to a member of your family
- non-residential properties
- properties limited by law to use as holiday accommodation or occupation for less than 11 months per year
- mixed sales, for example a shop with flat
- sales of portfolios of properties, for example selling two properties together
- properties not being sold with completely vacant possession, for example with a sitting tenant
- unsafe properties and properties due to be demolished
- properties sold through the ‘Right to Buy’, ‘Right to Acquire’ and ‘Social HomeBuy’ home ownership schemes

You dont need a HIP, EPC only at a cost of about £50. Plenty in the phone book or on line.0
