HIP on new build

We are in the process of buying a new build, that is currently being used as the showhome, and i believe was completed around 6 months ago.

The solictor is now asking us for around 100 quid to do a property search and i thought this was covered in the HIP. When i asked the builders to supply a copy, they informed me that they didnt have one, as they didnt need one as the plans for the house was put in before the august 2007, when the hip became law.

I have looked on the government website and i cant see anywhere where it staes you dont need one in the above scernio, was just wondering if anyone can confirm this, to save us paying the 100 odd quid.

  • I think you will find that it is the date of first marketing and it is only new properties first marketed from 6th April this year that need HIPs.
