HIPs and survey

Hi,

Our offer has been accepted on a property. We have got a copy of HIPs. Should we still carry out the survey (full structual) or the information on HIPs should be enough? Please share your views. thanks

    My homebuyers survey found problems not mentioned in the HIP.

    Definitely still get the survey (up to you whether you get a homebuyers or full structural, but definitely get something). HIPs do not include a survey. If you don't get a survey you're taking a risk on the condition of the property.

    If you are getting a mortgage then they will require a basic survey to be done anyway.

    May I reinforce this point? Except in the extremely unlikely event that there is a voluntary Home Condition Report in the HIP, there is no survey in a HIP.

    If there is a Home Condition Report (has anyone actually seen one in a HIP?) then even this may not be considered good enough as a survey by a lot of people.

  • thanks a lot. I will get the survery done then. Mortgage company are doing theirs but they are quite expensive so i will ask them to do the basic and will get full structural for my piece of mind.
