House Viewings - Good questions to ask?

I am about to start looking at houses to purchase. Nothing special, just the average 2 or 3 bed inner city terrace. As i have only ever viewed houses for rental purposes, i am unsure as to the best and most relevent questions to ask. What i'm after is some pointers as to the things i should find out, and the questions i should put to the person showing me around the property.

I suppose off the top my head:
How much do they pay for Heating, Gas, Electricity, Council Tax Band.
Do they know the neighbours? How are they? If you cant see in the loft maybe ask if possible to get up there? Damp problems?0 -
The questions i ask are normally more personal and it gives you an idea on how the process would go if you liked the house enough to make an offer. Stuff like:
How long have you lived here. Reason for move. how are the neighbours. Parking arrangements (if not immediately clear) who owns what in terms of entryway, fences etc. Was the extension done whilst you lived here. How old is the kitchen. etc etc
Check for damp yourself but ask if they have had any issues. also ask how often they have to paint the window frames if they're wooden (if they say never then its in need of some tlc). How much work has been done by the man of the house and how much by professional tradesmen. Find out whats under guarantee (like a new boiler would be for example).
