Cost of selling!

Hi,

I currently live in an apartment (mortgaged) although I have the neighbours from hell living above me - constant stamping around, and cigarette butts being thrown around my front door and onto my car :(

I'm really had enough of it, and had a bit of a brain-wave last night!!

Hopefully at the end of next year, me and my bf are going to start looking for a house together, but in the meantime, I've had the idea of selling my apartment, and renting somewhere on my own. This would then make it easier when me and my bf decide to buy somewhere, as I won't have to sit around waiting for my property to sell. (hope this makes sense!!)

So, I'm really tempted to put my property up for sale now, (to get away from the horrible neighbours).

What costs would be associated with selling? How much do estate agents tend to charge (I'm in Stoke-on-Trent) and is their a limit on how long they would advertise my property for?

There are quite a few properties on the same development that are for sale, and have been for quite a while, although I'm hoping that as I'm not in a chain, I'll be in a better position to sell quickly. I'm looking to sell for the same price that I purchased at so that I'm not in negative equity.

Any advice would be most appreciated!!

    The costs will be the same whenever you move, so don't let them put you off.

    To Sell: agents probably 1-1.5%, EPC/HIP £300, solicitor you won't get much change from £1000 although an online conveyancer is cheaper than one round the corner, cost of removals/storage will depend how far you're going and how you do it. Might be a management fee to the freeholder/managers of your flat of up to £200. That's about it probably.

    To Rent: 2 credit checks, could be up to £350 between you, rental deposit is usually 1.5 months' rent but can be max of 2 months' rent. First month's rent is then required up front.
