    My homebuyers survey mentions a fair bit about the loft space, what else will a structural one say?
  • OP, can you post the comments from the mortgage valuation report? It will assist in identifying the type of additional survey to go for.

    Deadcat, there isn't a lot on there really, it mentions asbestos roof on garage (I'm not overly concerned about this), then it recommends to get a plumber and electrician in to check the pumbing and electrical systems. Everything else is ok.

    I'm a bit concerned about holding things up too much at this point. How long would a homebuyers report take to complete? Would the homebuyers report check the electrics and plumbing? And does it check subsidence? Thanks all.

    The surveyor who carried out the mortgage valuation report would have given the property a once over. One of the things he would have been looking for would be tell tale cracks indicating subsidence. If there is no mention of this then you needn't worry that the house you are buying has subsidence.

    The suveyor carrying out the homebuyers report would check the electrics and plumbing and comment on their age and condition but they are not experts in this field and would likely recommend that you get them checked by a competent plumber and electrician. If the house you are buying is over 20 years old I would take up this advice and get them checked. The surveyor would also check for subsidence but it sounds as though the house doesnt have this problem.
  • I had an chat with a RICS surveyor and he said that for a full structural he spent a little more time on site, but the bulk of the extra cost was preparing the report in more detail. The homebuyer's report would pick the same "serious" issues but not describe them in as much detail.
