Sounds like you made a terrible deal to me! According to "Hometrack" the average price paid is around 93% of the asking price. To me, that is still way too much but it gives one an idea what the average punter pays.
Your first offer should be well below 93% to achieve that final figure.
So you paid 97% of the asking price. If Hometrack's statistics are correct then with numpties like you around many are paying far less to achieve the 93% average!
PM, sorry isn't the whole point of the forum to allow people to share their experiences & ask advice of others that may be more knowledgable than them selves?
As for telling the OP that they are a numpty & have made a terrible deal, what have you based this on? You don't know whether the property they purchased was already lower priced than other similar properties in the area. The agent concerned may have priced the property to sell, therefore offering 93% or less than the asking price wouldn't have got the buyer anywhere. A property is after all, only worth what someone is prepared to pay for it. Even a Property Magnate can work that out.
And I haven't got my Estate Agents hat on at the moment.0 -
and also the 93% is AN AVERAGE across the country.
Check out specific areas. Mine is 98% of asking price0
