Hello guys, hope you can help me!
I was renting a house from Nov 2007 and paid a deposit of £525. In March this year, I moved with the same company. When me and my partner were veiwing the property, we were told we would get a new carpet, bathroom and could move when they rang to let us know it was ready. We were told we would be paying £325 a month (£100 less than before). Few days later I get a call saying it was ready but the rent had to be put up to £375 because of other, apparent, intrest in the house. So we decoded to move on the 27th, I rang and asked about rent arrangements from the old house, and because our payment date was usually the 19th, they said we could pay 2 weeks worth and thats it.
So we are happily in our new house and was originally told we would get the bond back in 5 days. I am called and told £112 could be released to me and thats it. From £525  I decided to go in and see why I wasnt going to get the rest back. Admittedly, we had broken a door and they took cleaning costs too, but the rest was for unpaid rent!
I told them what they said,on more than one occasion, and what a surprise the guy who had been saying it, didnt remember saying it. After a lot of agro, I wrote a letter of complaint in May [had baby in April - EARLY probably because of the stress!]. Having heard nothing, I rang last week and asked what was going on. The manager told me he hadn't even passed the complaint on! I dont know what to do. I have tried CAB - none open today  and when they are no answer.
Someone please help! I am going to pay my rent today - so if its quick that would help
also to add - I never got/heard anything about bathroom and stair carpet - despite carpet being loose, and me almost tripping with my son on it. Also I coplained about a leaking roof a MONTH ago and it hasnt been fixed. Even with 3 different companies coming to see it.
Where do I start?!
TIA! xx

It's a difficult one as you seem to have made a lot of ad hoc arrangements. With the benefit of hindsight all communication should have been confirmed in writing. I suspect the roof will end up fixed as it is in the landlord's interest, but you are unlikely ever to see a new bathroom and stair carpet.
Again with the missing rent you are supposed to give one months notice in writing from rent day, which it doesn't look like you did. This may be with the same agency but it probably isn't the same landlord and the landlord will be expecting a full month's rent as per your tenancy agreement.
The only thing you can do is keep complaining in writing, by recorded delivery. Phone calls are not formal communication and, as you have found, it's too easy to ignore complaints or deny agreements later or for there to be misunderstandings.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
Well I went and seen them and they agreed to meet me half way and to give me £100 back. I decided to just accept it as it has gone on far too long now. Someone is coming to see the carpet and try and make it safe for now, and hopefully the roof should be sorted soon. If not I will ring environmental health....
Thanks for the help x0
