Time Frame For Repairs

We have recently moved into another rented property and are having a few teething problems.
  • Both toilets are having probs. The upstairs flushes continuously, the downstairs the syphon has gone.
  • Woke us this morning to find water everywhere in the kitchen from Fridge/Freezer.
  • Outside guttering above door cracked and blocked so floods the path and have also had complaints from neighbours about it.
What is a reasonable time frame for these to be resolved?

Everytime I phone the LA I get voicemail and no-one rings back, I started emailing so I have a papertrail but they take a week to reply.

I eventually get a reply and all it says is it will be sorted when contractors are free? What does that mean? I don't expect immediate results but the neighbours complained directly to the LA when the previous tenants were there about the guttering and it is embarressing. I don't want to upset the neighbours when we have only just moved.

In regards to the fridge/freezer their attitude was claim on your contents insurance. The excess is more than the food. I'm more worried about when they are actually going to replace it. Are they going to expect me to miss a days work to take delivery?

I don't expect miracles and these things happen but it frustrates me that there is no communication from the LA.
