no - the "address for service" is an address that the landlord can "be served" papers with - clearly if he lives abroad he cannot be served papers there in person0 -
Clutton - I see, but i know for a fact that they have a postal redirect in place, so anything that is sent to this address with their name on it is automatically redirected to their PO Box address abroad. Is that still not acceptable do you know, being that although technically this is their address there's then the redirect abroad?0

A landklord who is resident abroad - and yours is abroad as you are setting aside his tax - HAS to have a uk-resident person managing the property for him/her and the tenant has to be given that persons name and address and contact details.
i bet they will respond fast enough if you stop paying the rent !
seriously, this is a battle you will not win - you will lose lots of your precious energy, you will become very frustrated and you will feel angry and bitter - and you will still be living in this dump .....

Have you attempted to put your complaints into writing, sent recorded delivery? I know this is problematic as you don't have a proper address, but I'd send a copy recorded to the agent and a copy not recorded to the PO box. You then have a paper trail if this ever does go to a dispute over your deposit or to the small claims court over non-payment of rent.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

Thanks for all your advice guys, we'll send them a letter highlighting the fact we need a UK address or threaten witholding rent next month.
I agree, they are lowlifes who won't get any better & will continue to live their lives sucking from others, and we'll just need to move on as soon as we can... It's just a shame, you don't expect this type of behaviour renting a professional 5-bed detatched place...
Does anyone know a good (free) way of getting/tracking down their address abroad? There's a load of people after them in the UK and these people (the LLs) have no shame or regret that they've screwed an awful lot of people out of a great deal of cash. Save your energy for working out how to get out of there without losing your deposit but accepting you can only do that by withholding rent.

if you read eagerlearners thread on here - set aside 2-3 hours - you will see the difficulties of suing someone who does not want to be sued - hence my very unorthodox advice to leave early.....0
