Been to look at property need advice please

First i apologize if this is on the wrong thread,just been to look at a house with my partner and young son really liked the property (especially garden for young un) problem is LA are asking for credit checks and references,not a problem where one is concerned but we are worried OH history might cause problems,ie poor credit rating,lack of financial details,etc,
i can show all my mine and get proffesional referees/references but we are concerned that if i went for the house on my own i wouldnt get it because they would prefer 2 working couples and if we went as as a couple we wouldnt get it because 1 has poor credit even though their is no ccjs/bankruptcies involved
would we be breaking any law/agreement if only 1 went for property or are we best to try as a couple as we really want to but in the long run we are thinking of our 3 year old and this place ideal for him.

    it depends on whether you can afford the rent on your sole income. if your partner needs to contribute then he will need a credit check

    thanks samroo, so if i can prove that i can afford to pay (only just),i will not be discriminated against being classed as single regarding a couple going for same property,very confusing/worrying is this,

    If you can afford it on your own income then it's quite normal to do it in one name as you don't have to pay for a full credit check on the partner. However, they will do a basic credit check on him.

    It's nothing to do with if the partner can contribute, but the terms of the AST and who is named on it. To withhold information on the adults living in the property, ie not mention the partner but move them in, is breaking the terms of the AST and lying. All adults living in a property will be put on an AST now.....unless the LA's/LL's are daft, and deserve what they get!

    Do the checks OP, as you will probably find that with some guarantee all will be well. Good luck.

    bit of a mixed bag their,we want to be legal on this my oh is not on the electorall roll where we are now,will this have a major say in our credit checks.plus which company is used for checks is it usually the same for every estate/letting agent
    we pay £20 each for all info/checks etc then because this property is popular the details are passed on and the owners pick and choose who they want, seems a good way of making a lot of money lol,is this the norm
    would it be advisable to phone the LA up and tell them about oh financial details ie poor credit/lack of bank details,works but gets paid cash and refuses to open another account after previous problems.
