    My local council website makes clear that they believe all pest related problems are a landlord's responsibility to fix and that if the landlord doesn't comply, they will take them to court to force them to comply.

    I don't necessarily agree with this since the actions and behaviour of tenants can contribute to some pest control issues but its worth checking the local council website to see where they think tenants stand on this issue.

    In the case of this post, I believe the building defect contributed to the problem and the expense should have been picked up by landlord.
  • @Jowo: I am more than willing to pay if it was my problem. But as you said there is obviously a structural problem in the property and hence the landlord's responsibility. I will give the landlord/LA 7 working days to respond.

    But I still do not understand that why did the Letting agent straight away reject my request without looking at all the evidence (I sent them pictures along with the pest control report).
  • I have been informed by my landlord/LA that after seeking professional advice they have come to the conclusion that rats can still enter a property even if you seal around the pipes in the wall.

    Is this true? I find it unbelievable!:mad:

    Hi just another suggestion have you looked on the "Shelter " web site they are very helpful with all Landlord/Tenant issues ,worth a look, Failing that try your local Citizen advice centre,
