Selling a rental property with sitting tenant - is this possible?

We own a two bedroom terrace house in the North East and may possibly be moving abroad. We dont want the hassle of worrying about the house while we are away and was wondering whether it was possilbe to sell the property with an excellent, reliable sitting tenant. The tenancy is on a 6 month shorthold agreement, and I have never had a spot of bother with the tenant. She would come highly recommended. It just seems this might be an ideal opportunity for someone to start/expand their portfolio. If this might be a possibility, where the heck would we advertise the house?:j Many thanks.

    a good local estate agent will have property professionals on their books and will market it to them specifically - investors do tend to pay less than market value tho

    As I'm also thinking of selling up my place which is tenanted (when I can afford the selling fees..ha!), you should also think of an estate agent who sells by auction, I spoke to our local one yesterday who reckons there are still some buy-to-letters out there interested and their success rate is still quite good.
    You'd have to prepare a legal pack, EPC and pay the auction house a fee for including it in the sale (but beware that if it doesn't sell, you don't get your fee back and have to pay it all over again to re-enter it. I got quoted £425+VAT+ 2% comm)
