Excellent! :T Recorded delivery letter is better with every kind of painful and useless company not just letting agents. I get wound up too when I know damn well I am in the right and they are being obtuse or lazybut it doesn't do any good at all. I have learned to get my frustrations out in a letter, calm down, edit the hell out of the letter, quote a bit of the legal position and send it recorded. Had all sorts of freebies, compensation and discounts over the years - none resulting from a phone call.

Unfortunately if the agents you use are too busy to react as quickly as they should or the landlord is not interested. The only alternative option is to use a more reputable agent and move to another property.0

Just thought I would up date you guys, Thanks to Firefox for your advice, and after the email I sent last night, a chap came around and sorted our washer out! See, it can be done after a bit of ranting
