Considering that your carpets and white goods will probably come to about £2000, if not more depending on the size of the house, I'd be pretty peeved as well as you're not saving anything at all.

If it were me, I'd make sure I got it my way. Continue pushing them but I'd put a call into trading standards if just for a bit of advice on how best to push the buttons.

    Doozergirl,

I actually made that point in my complaint email to the solicitor saying that if I'd known that having that money knocked off would have cost me the carpets and white goods, then I would have just scrimped and saved for a few more months to try and get the deposit together!

I've dropped Trading Standards and The Property Ombudsman a line regarding the issue, and have let the builder/estate agent know that if they don't sort it to my satisfaction amongst themselves, that I'll let TS and TPO have a chat with them....

I'm willing to compromise, for example, paying for the white goods, but frankly as I've already said I'm doing this out of principle so they won't do it to someone else further down the line....

My friend paid £3000 for carpets/fitting alone in a new 4-bed detached (not particularly big either) in 2001.

Sorry but bad move by writing - too slow - and may not be high on their list of priorities.

Call them as you may need to charm them into taking action that much sooner than a letter would. I do know as I have dealt with TS over the years and they have always been very polite but do need to be persauded to take the matter on as they have a big work load.

    UPDATE:

Got a reply from TS today regarding the issue and they are suggesting that I fight it under the Property Misdescription Act 1991, as suggested by Doozergirl. Thank you!

They've also said that I should send a letter to the bodies involved stating that they either provide what was stated, or refund my deposit in full. (Although I'm not really keen to go down this route, as I actually quite like the house... I'd just like the carpets and white goods in it too!). They've also asked me to forward them the names of the estate agents/builders/contracted personnel so that they can look at this further, although I'm going to hang fire on this until I hear back from my solicitor. Maybe the threat of getting them involved will be enough to "convince" the builder/estate agent to rethink

Also got a reply from the Ombudsman who stated that they would only get involved once the internal complaints procedure had been exhausted.

It's given me a bit of fresh hope though, at least!

Thanks all for your help so far!

Thanks for the update and good to hear how the various bodies react (or not) to complaints.

    Good luck.

    UPDATE:-

After coming off a rather tiring night shift last night I woke up to find a voicemail message from the Estate Agents on my phone. They have apparently "had a word" with the builder (Although I can't help but think this was due to my prompting via the solicitor as regards TS) and the white goods and carpets are now being included. They have also suggested that when I go and exchange contracts that this is done based on them being included as not to cause any future problems. So with any luck I should be in my nice new furnished and carpeted home by November :j

Would just like to thank everyone on here who has given me some invaluable advice and ammunition to get this problem sorted, especially Doozergirl and Chickmug for their Property Misdescription Act 1991 gem! :T:beer:
