Empty Property

Hi

Does anyone know or can think of what money someone would lose on an an empty rentable property?

Rent
Council Tax?

Anything else,cant think

  • If a property's empty I don't think it does attract CT. Having a property occupied would discourage vandals or squatters. Depends on how desperate you are to make a case

Insurance on an empty property might be higher.

Yes and they might not pay out on a claim if property had been empty longer than their stated time (sometimes 30 days), so that money would be lost.

??? If insurance on an empty property is higher, the insurer would have to know it is empty in order to charge more, so they would be bound to pay out.

An unoccupied and unfurnished property is exempt from council tax for a maximum of 6 months , if its furnished then the rate charged is between 50% and 90% depending on the Local Authority.
I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.

Be careful with the council tax - I was told an empty house with one bed constituted as fully furnished:rotfl::rotfl:

I told the council tax (jobsworth) would you like to remove it or shall I??? before you bill me for ever more money for services that are never provided (crap road lights, bins not picked up regularly and the advice booklets from your local council, (we have your best interests at heart) don't even get me started on that one...........

six months free council tax if unfurnished, you need to get a certificate to off them (they sometimes come round).
I run an event management company, I put on events, I go to events, if I don't know anything about events - its not worth knowing!
