Would you leaflet properties you like?

We are hopefully going to be on the market by the end of this week (just waiting for the damned EPC to be done). Slight problem is that we are only interested in moving to a particular village, and the only house in the whole village that was suitable has just sold!
Is it worth considering pushing leaflets through doors on the streets we're interested in? If so, how would you word it to make it clear that we are genuine, it's not a crafty EA trick? Also, should we wait until we have accepted an offer or is it better to start the process as son as we ae on the market?

It may work. However sellers may up the price as they may think you are desperate?0

I did this when I was house hunting 18 months ago. It didn't bring any response from owners. However, a couple who did decide to sell & put the house up with an estate agent, passed on my leaflet to the ea as a possible purchaser. It just so happened it was the same ea who'd sold my house & was trying to help me find the kind of house I was looking for.
They could have saved themselves money if they had contacted me direct instead of selling via ea, but some people are funny about dealing direct with buyers & prefer the whole buying/selling process to be managed by ea as go between.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
We sold our house this way so its worth it. We had been debating selling and moving as little one was due to start school the following year and we were not keen on the local schools. A letter came through to all residents (small cul-de-sac) and it gave us the push we needed. Got a fair price and managed to find a house we liked within a few weeks so it worked out really well.0

Hmm, yes good point! I'll have to be very careful with the wording. Hi, mine wasnt a leaflet but a typed letter signed by the person looking to buy. From memory it said they really wanted to move to this particular place and would like to be considered should anybody be thinking to sell in the future. It had their address and contact details etc.
Had it not been personal and more commercial I may not have replied thinking it was just an estate agents ploy.0 -

Thanks DaisyFlower, I think that's what we'll probably do. Just have to work out how to sound keen without being desperate (we are desperate really :rotfl:)0
