Quote for various House Refurb work

Opinions sought for the competitiveness of quote I have received for various things I wanted doing to my house.

This particular builder previously quoted for an extension I was planning (but am not going ahead with). His quote was very competitive and was therefore my first choice for the refurb work I am having done instead.

Quote - £9,500 + VAT.

My house - standard (if smallish) semi detached house, in the Leicestershire area.

Summary of jobs

1. Remove and replace guttering, sofits and facia (approx 21m in total). (Another company quoted £1675 inc VAT for the job).

2. Flatten chimney breast both upstairs and downstairs (shared chimney so steels etc will be needed in attic). Of course, make good gaps left in ceiling and remove all existing ceiling wallpaper in rooms affected. Re-brick and replaster affected areas.

There are two adjoining bedroom upstairs would be affected, so the shared stud wall would have to be replaced / extended to fill the gap left.

3. Replace 6 double glazing windows (3 small, 3 medium sized) at the back of the house. Install Lintels if required (separately, they quoted £1800 to replace 4 medium sized windows to the front of the house).

4. Remove and refit new bathroom suite (basically like for like – nothing fancy). Tile all walls in bathroom. Bathroom size approx 1.8m by 2.2m. Total wall space to be tiled I would say can’t be more that 16m2 (and I have included the door!)

5. Edge to edge chipboard flooring in attic. Max floor area 40m2 (calculated using the outside measurements of my house).

6. Supply and fit loft ladders (to allow access to attic)

7. Adhoc carpentry work. Effectively put up shelving/create cupboards in 3 recess areas around the house. I would guess max 2 days work for someone who knows what they are doing.

8. Adhoc electrical work. Fit motion sensor lights to front and back. Install smoke detectors. New wiring not expected as simply replacing existing outside lights / smoke detectors with new ones.

No re-painting of any areas included.

So, what do you reckon? My first impression is that it’s a good couple thousand higher than I was expecting but am happy to be advised otherwise.
