I've been out today looking at houses ... not for me. Very small area (just 3 miles across and 2 miles deep), 4 bed detached, modern .... but not on an estate with social housing mixes. There was nothing that met the broad criteria at all. Newish houses, for sale at £50k less than they were sold at new 2 years ago, but cheek by jowl and some odd signs that there were !!!!!! about. You can spot them ... unsealed recycling bags tossed carelessly outside near the bin; plastic covers thrown over motorbikes in places where motorbikes alone would look unsightly; the hang of the curtains; the way they had their washing hanging out; the fit of the satellite dish ... oh yes, you can tell them.

So, home again, no houses lined up to view.

What annoys me about this farce is the way Estate agents are advertising their sold properties so heavily - it takes me ages to wade through their ads to find a property that's actually for sale.

Is this an indicator that the quantity of properties is much lower, thus they are filling the space left by the fewer properties?

It's been said many times that low volume of properties has contributed to the increase in house prices.

If there was still a huge supply with lowered demand then house prices would likely continued to fall.

What we are seeing is lower demand (although rising) and lower supply (may also rise given news of rising prices)

What we've got here is....... failure to communicate.

Can I just clarify honey, you say you have been looking at houses, Is that via an appointment with an estate agent or you've just nipped out for some tea bags and on the way you've glanced at a couple of houses with for sale signs in the garden?
I am "assisting" somebody by listening to them over the phone when they tell me what they have been looking at. And I was in the area today so we took a drive out so they could drive me round the town, areas and specific roads they are interested in, while I gave a dialogue of what I thought of each area, what I was seeing ... and so I now know precisely what/where I am looking on their behalf.

Some of the properties they have been inside, some not. Some I got out of the car and walked around the area (while they hid round the corner lest they were recognised).

It was a general drive around, to see any boards, compare areas, have a good old fashioned British nosey.

I took my laptop with me and could check from the roadside what I needed to check about their pricing history etc etc... because I can.

    On it now :)

Today, just checked out house prices, rightmove with property bee, rightmove/map extension. Bit difficult using a laptop in a car in the sun in a hurry on a usb stick, while in the middle of checking out about 12 areas.... but I struggled on as it's important. Also was taking the orientation of windows and sunlight into consideration, line of sight, overall ambience and local amenities :)

Also went into some local shops to see what they stocked and how friendly the staff were. Also checked how many had pots outside, how many were leaving garages etc open and how much "worth" was on display (gauge of how safe locals felt to leave things unlocked).

This is just a general ramble about ... not even got to the serious bit yet (which might include door knocking and neighbour surveys),

My O H takes in the sunlight and where it is and at what part of the day, she takes a compass as well. May be part of the reason we are struggling to find the right place...
