Then why did the OP mention it in their first post?
In addition I know that many professions have different specialisations but if something happens most people are able to look up the basics of that other specialism or know someone who is in that specialism.
Oh and the problems with decking is something commonly mentioned on TV programs about gardening or home improvements.I'm not cynical I'm realistic

Right to answer a few of your questions
1) Apologies im not a charted building surveyor I am a quantity surveyor dealing with commercial buildings. I am not qualified to survey a house sale or infact any building, and I dont know anything about law hence the post. It is force of habit as I always tell people Im a surveyor. This is why employed our surveyor through the mortgage provider.
2) I brought the house as it is four doors down from my father in law who is disabled and therefore needs care from his daughter this meant we could live without him but close enough. That is why the location was so important to us and why we probably paid over the odds for the house. We rushed in a little (1st time buyers) but this was three years ago when prices were high.
I only posted to see if there was a way I could get back at the builder as he was the one who has caused the problem not to get abused.0 -
Try suing the builder, but dont hold your breath. Phone watchdog and the papers. If all else fails you will know next time.0

I'm starting to suspect the surveyor didn't have a full survey but a mortgage valuation. Otherwise they would know to go after the surveyor of their property.

Sadly, there's a problem on these forums, and abuse is pretty common.
As far as your house is concerned, what olly300 says sounds spot on. I personally would just get the repair job done for a few hundred £££s and forget about it.No reliance should be placed on the above! Absolutely none, do you hear?0 -

I have looked back through this thread and cannot find any posts abusing you?
The posts have merely queried why you stated you were a surveyor and yet did not pick up on obvious defects (which would have been obvious to anyone connected to the building trade even a quantity surveyor).
I am even more confused now you state you purchased 3 years ago (!)and yet still feel that you can chase someone for compensayshun for what sounds to me like nothing more than poor workmanship and corner cutting (as for as I could see from your description that is all that the builder has done).
By all means name and shame and let others know to avoid him, but unless there was a structural warranty issued (which AFAIK would only apply to newbuilds not refurbs), then you have no comeback. Even if you had a full structural survey then I doubt the surveyor would have spotted it and you would be unlikely to have any comeback as these are usually limited to what is visible to the surveyor, not something under the floorboards (which were presumably also covered in carpet or similar). If you did not spot the problem for 3 years, how would a surveyor (chartered!) spot it with a short visual survey?
I agree with others who have said just get the repair done and move on.
