I can relate to that. Our local EAs (with just one clear exception) do a pretty dismal job.

Their presentation on the portals is typically poor, and for us they wanted 1.5% up to 1.75% which is a heck of a lot for ‘poor’.

Housenetwork will do your narrative/write up, but you can probably do a better job of it. You can obviously find examples just about anywhere. I went for:
    • Brief description of the property, mentioning any bonus features like granny annexe, no onward chain, oil well in back garden etc.
    • Mention if you have a garage, off road parking etc.
    • Put a garden description if good.
    • Distance to shops, schools, colleges etc, and any other facilities like a hospital or health centre.
    • Finally, access to buses, motorway, railway stations etc.

Decide which rooms you’ll have on the virtual tour. I think it’s up to four.

The floor plan is all in as well, generated by a nifty handheld device.

After it’s all gone live you can get changes made, but you don’t have direct access to edit, they do it for you.

Good luck with prepping the house!
