    Having looked at the other thread I think you're barking, absolutely barking.

    Didn't you say you were the mother of a small child on another thread? Is it really the best thing for a small child to be hidden away in a house with boarded up windows?

    I think the risk of the market falling further is small peas compared to the very real risk of never ever getting planning permission.

    That's the reason that the current owner wants to get rid of it, why it had a low reserve in the first place and why no one else is touching it with a bargepole.

    It's not a case of squatters rights as the land would be owned by you - you need to establish a residential right either by way of planning permission or by the passage of time. Assuming that you don't get planning permission and are hoping to establish a right of prescription, this will take longer than it would to establish squatters rights and even then you would almost certainly have major difficulties selling the property.

    Do you really want to spend years hiding behind boarded up windows? How is your baby going to have friends round for tea when they start going to school? How are you going to explain your situation to people and what happens if they grass you up? Are you planning to live like a hermit for more than a decade?

    Maybe you just haven't thought this through properly. The thing is though, if something seems too good to be true it usually is. Otherwise we'd all be saving fortunes buying land that can't be built on and building on them anyway, or houses that can't be lived in but living in them anyway.

    I feel sorry for the seller though, sounds like you've really mucked him around.

    Certainly not, but we're talking about people who want to buy but are waiting for the 'right' time. I'm just saying there is no 'right' time - not without hindsight anyway.
