selling - where to start?

Hi there
Sorry all of this has probably been asked a million times & I am not sure really what I need to know - I am looking at putting my house on the market & I am well & truly lost, its such a minefield
Do you think it is best to do a bit of work to get my house ready, you know repaint a few rooms touch up all paint work etc - or do people have hte ability to see past cosmetics now?
Also I have had 4 EA round & 3 of them came in at around the same price (around £250k) the other one suggested £285k so that there was room to negotiate - do you think that is a sensible idea or would it just put people off looking as being perhaps overpriced
finally how long do hip's last? each agent told me something different

£250k is a stamp duty threshold so anything just over like £185k that will just be treated as £250k.
Do your own research for what places are selling at and price to get viewers.0 -
I did repaint my lounge and hallway - a nice magnolia... but it freshened things up a lot. Also sorted out my many bookes and organised them on the shelves so it didn't look cluttered.0
