My house is OK, plenty big enough for the 4 of us - I would like to live by the sea someday though.
The trouble is that it needs certain urgent repairs doing that we simply cant afford to have someone in to do, and dont have the knowledge to do ourselves. I worry long term that we'll have serious issues here, and not be able to do anything about it
Money can be a problem but knowledge, much less so.
If all you're doing is wringing your hands saying "We can't do this" - then that is also a problem.

I'm sure he could have a go at fixing it, but it's getting him to do it. My idea of buying a sheet of metal (summink hard and strong enough obviously), bigger than the hole to patch it didnt go down well - he just tutted and said I dont understand what's involved

That's not a bad idea as a temporary measure TBH. Just make sure it's big enough to completely cover the hole, make sure you are screwing it down into the joists with screws long enough to penetrate the chipboard, make sure the screws are flat topped and the holes are countersunk so it's as flat as possible.
If you apply glue to the overlap between the metal and the chipboard it will stop any squeaking - at least initially.
