Large damp patch by drain - difficult management company - please help

Hi Everyone,

We own a ground floor flat in a 1930's block. On the external drain for our flat (and flats above it) there is a large wet patch, with some kind of fusty growth in places - when I wipe it it turns to a muddy substance. I have had this checked before about 2 years ago and the surveyor said it was splash back from the rain but no where else on the building has this issue. The drain is not blocked. I know I need to get the management company on it - but any ideas what it might be so I can argue they need to do more than a half-baked survey? Anyone got any experience? If they have to do some work which disrupts our flat (e.g. pulling apart our bathroom to access pipes) can we claim it back? We are leasehold and they are responsible for external maintenance.
