Incompetent flat management company try to lock out 11 residents

I rent a flat in a development of flats 'managed' by Peverel OM. Their stupidity astounds me... Last week we got a letter through the door stating that the door entry panel code for our block was going to be changed on 2nd September. It has been a bit flaky and this morning when I left there was one neighbour and the postie stuck outside because the panel had locked them out.
Their letter says "We have allowed a two week notice period for those people away on annual leave" and to me that's just stupidly limiting especially as the code has been unchanged for possibly 8 years. Do they think that nobody could possibly take more than two weeks holiday at one time... in the summer... when politicians and teachers have 6(?) weeks...
Anyway that's minor. They do advise the occupiers to 'take your main entrance front door key at all times' but most of the flats are rented and out of 11 flats maybe one has a front door entrance key. Still access to a key can probably be arranged though so I'll let it pass.
BUT when I got home early because someone was coming to look at something in the flat I couldn't get in. I assumed the panel had died completely but because the panel (which has 'Call' buttons and a cctv camera in) doesn't actually link to any intercom units in any of the flats I couldn't call on anyone to let me in. I was on the phone to my landlord when another neighbour came out of the door and so I grabbed it to hold it. He said they've changed the code but my landlord (who could hear that conversation) and I both said that's not due to happen until Sept 2nd.
How how how can they have the stupidity to change the code a couple of days after they notify us that it would be changed in two weeks time! :mad:
I've just checked the letter again it says "Wednesday 2 September 2009". It's ridiculous and there are safety implications; I have had to call an ambulance twice whilst in this flat - do they not have to notify the emergency services with plenty of notice?? It's three floors up to the top, no lift and only one way in and out. If a fire broke out the fire crew might just pull the door of it's hinges using a fire engine but no doubt Peverel would charge the flat owners.
I'm just fuming about their incompetence. Imagine if you have been on holiday and arrive home at 3am tomorrow... there's not much chance of many people coming and going at that time.
I've seen Peverel mentioned elsewhere about poor service and on the few occasions I've had any dealings I've found them to be not very helpful and clearly lacking insight into the implications of their actions but today really took the biscuit!

This is from an estate in Glasgow that due to mismanagement by peverel has changed from being one of "luxury flats" to a !!!!!!!g substandard tip .... at of course at hugely increased costs - i have been here over twenty years since new.
However, be advised that the rest of the world is also at war with this shower who specialise in FISCAL RAPE ...
The smaller firms who are members of ARMA [search google is an org uk ] are campaigning for legislated regulation as all ARMA do at present is fend off complaints agianst Peverel - as does wee jamie millar at brodies co uk of the Scottish equivalent pmas [search google what a pain - another org uk one]
two members of the scottish parliamemt are trying to put a bill for regulating these runts up here ayway. but someone had a white wash report done ... f***ing total crap.

oh and one last thing ... one of my neighbours has been collecting threatening letters from their accounts department - nearly forty so far and various lawyers. after peverel went bust in december 2006 and were bought by consensus business group [sons of the ex shah of iran's treasury minister] in april 2007 they changed lawyers to a wee firm in ayrshire and they have now withdrawn just about the whole lot [was some hundreds of pounds]. neighbours lawyer is working on just a few quid back from 2003 ...
and then today came carpet samples for a luxury block of flats .... for those that want to know, we have 40oz wool carpet on rubberised underlay - fabulous and comfy to walk on - getting a bit tired after a dozen years. the proposal is a 15oz synthetic mix glued direct to the underlying concreate ... seen better in army barracks ....

That's interesting and I expect is part of the reason for the annual increases of almost 10% for the last 3 years maintenance fee...0 -
I hope they do pass some sort of bill to regulate management companys. We have ross and liddle looking after our flat's. It always infuriates me when they send the yearly statement through of all the work that has apparently been carried out here... broken light bulb here.... window cleaner there.... I'm in pretty much the majority of the time ( i work 2 days and walk back n fourth to nursery.) and i lve on the bottom floor, i am right beside both the main doors and i don't ever see these people comming in and i've only seen the stair windows being cleaned ONCE in the nearly 3 years i've lived here!!!!!
Plus they have put our monthly bill up by nearly £20 ! They haven't even explain why it's went up by so much! argh.. not to mention the patronising letters they like to send about the hall windows being open... or a buggy in a hall way or the fire alrarms go off at 5 - 6 am and its everyone who lives in the buildings fault!!!
Sorry, really really needed a rant, i could actually go on forever but i'm just gonna stop there.

The legal position in England and Wales is very clear - there is plenty of legislation in place to protect you. It's effort to learn about the legal position and to write letters, but well worth it IME. I am three years into a dispute with agents that are as useless as z1985m's, but refuse to believe us when we complain formally in writing and give specific examples. If all goes to plan, I have saved myself about £4000.
