Why are there still incompetent agents out there!?

I'm just ranting but you'd think that there just wouldn't be room for incompetent agents any more.

I've found a property that I want to buy. I called up for a viewing, explained that I knew the property, would be very interested in making an offer but that I did want to see inside first. So I am told that they will check diary, call me back. No call back.

So I call again where the EA actively tries to put me off viewing at all. But I manage to book the appointment with the EA accompanying the viewing. About 12 years old in a cheap suit and a ridiculously flimsy handshake (did he want me to kiss his hand or what?), he tells me three times about the "communyal" garden.

Not called for feedback, I call back two days later with an offer.. Am told I may have to wait for tomorrow for a reply. Tomorrow is Saturday, presumably most repossession agencies aren't open on Saturday so he says he will do what he can today.

So it's Monday lunchtime and I'm well aware that it can take time to get a reply on an offer on a repossession but I've not been asked for proof of funds (not always asked for intially perhaps) and based on the service so far, I can't actually be sure it's even been put forward.

So I've called them (rang for an absolute age before they answered) to be told that they will call me back. I have to ask them if they know which property I'm talking about and I'm told they'll just check through the offer notes (they must be overwhelmed if they don't even need to ask which property :rolleyes:) and will call me back. So, over an hour later there is no call back.

This is no service to speak of and whilst on one hand I know why this property hasn't sold (before I even called I could see it wasn't being marketed with any effort at all on RM), I'm going to really have to push this to get anywhere. I don't know at this stage whether they are incompetent or if I'm simply being 'played'.

Sorry, no point to this thread at all, just that I really wish that people had a bit more desire to do what they are actually paid to do with some kind of integrity.

How do the Countrywide group continue to operate? :wall:

  • i am going through the exact same thing? im currently waiting for the bank manager (repo) to accept the offer, eventhough i made a best and final offer last week, we were the best offer apparently? i think this may be a new ploy by EA with repo's to get the max money? any others going through this?

    It does look like a really poor EA. I was going to start off with "The EA is probably trying to backhander it off to his developer mate" but I don't think they have the intelligence from what you have written.

    It's been on the market for six months, so there really can't be an interested mate. I think it's possibly that there is talk of it going into auction and perhaps they just cannot be bothered with it.

    Have they asked you for proof of funds/deposit yet? I'm not new to this, I've waited two weeks for a final reply before, but there was definite activity from the EA and a couple of rejected offers before the long wait. This is like dealing with dead people!

    Are you in London now Sarah? I'm supposed to be heading off for a bbq down there in about half an hour but it's definitely raining where I am. Probably should get dressed/organised, H is going to go nuts when he gets in, lol!

  • i have been asked if it is in place, but not asked to show them any proof etc. have spoken to the EA and told them if i dont get an answer today, i will be withdrawing my offer

    I ask myself on an almost daily basis! The answer is.....I've absolutely no bloomin idea!

    They have a branch in the town I work in and I dread having them involved in any of our chains as I know it will be like talking to a child! Luckily they are telling people at the moment that they are only dealing with Repo's :rolleyes:
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    They are not dealing with normal sales, just repos? :eek: Are you in the Midlands Miss M?

    Bit of a joke if this office is just dealing with repos. They're not exactly doing that very well.

    Apparently, and this is according to one of my clients, he approached them about selling his property and was told that unless he wanted a quick sale at a VERY reduced price then they weren't interested in even coming out to see him :confused:

    Almost all of their listings at the moment are Repos! They are rubbish, they've probably got about 25 properties on their books.
