Is EA trying it on?

Apologies if this question has already been asked but have been through so many threads recently i can't remember what has and hasn't been said!
Anyway. Had 4 EA's round yesterday and they all came in around the same price for the house. At 5 o'clock last night one of them 'phoned to say that they had someone who would be very interested in my house but he is afraid that if he doesn't move fast to get them round here the potential buyer will go elsewhere with another agent. I basically told the EA that I wasn't ready to make a decision as to which EA I wanted to go with and if that meant losing his customer then so be it. He changed his tune a bit then and said that the potential buyer would probably be able to wait a week or two!
Was this guy trying it on? I have a feeling he was trying to pressurise me into signing up with him and this, quite frankly, would put me off using him. Shame really 'cos he was probably at the top of the list before this.

Short answer - Yes.
Longer answer - yes, why would a buyer tie themselves to one agent in an area? Even if they have a property that's been sold by that agent and they're looking for their next one they're not going to retrict themselves to their selling agent - they're going to be looking at all in the area they want to live in.0 -
I'd say, yep definitely trying it on.
If a buyer was looking for a property in your area and your price range they would visit all the estate agents.0 -
As I thought folks. Just wanted some confirmation. Ah well, look forward to getting their next call and telling them how their "tactics" have lost them a sale!

dont take it personally and treat them tactically as well. whittle them down as far as possible with regards commission and drive a hard bargain.
dont take it personally and feel that they are enjoying trying to rip you off. it is unfortunately a business full of sharks and you have to learn to take care of yourself.
look out for yourself and try to get the best deal possible for you. you can indicate that you are wise to their tactics and they might be a bit more reticent to try it on with you again and you might get better service.
basically dont get emotional and keep a cool head.0 -

I had similar and I let the agent show the buyers round with no commitment from me to sign up with that agent. I said if that buyer bought the house then they would get the commission but I wasn't commiting to sign anything with him. If the EA is telling the truth he will be happy with that. If he's talking rubbish he wont.

I would run a mile from this sort of slimy user car salesman - they are going to put off potential buyers before they even get through the door.
yes there are many dubious EAs, but you can definietly do better than this!0 -
The agent may have a genuine buyer for your property, if he has then do the same Silvercar, it may give you an opportunity to secure a sale on your property.0
