FTB offering a quick sale

I'm jumping the gun somewhat, i'm intending to offer a non-negotiable sum for a property I have viewed over the weekend. There is no chain the other end despite the seller having found another property in the same area (the people selling the property the seller of the house I am interested in can rent or move in with family).
I therefore want to exploit this to work in my favour. As part of my offer, I intend to highlight the fact I am an FTB and I would be prepared to move as quickly as possible. Everything is ready to go my end, I have my deposit available and a mortgage in principle.
From reading this forum, it seems that the major delay is with the solicitors. Currently I do not have a solictior in mind, I intend to call around a few local ones and find out how much they charge etc. Are there any tips or tricks I can use to ensure they work with me to speed things up as quickly as possible?

Stick with local ones so you can go in and chase.
Get recommendations - essential.

Have you got feedback from the agent about how negotiable the vendor is on his asking price, I was in a similar position a couple of months ago and despite having the advantages that you speak of you may find that a lot of vendors will not negotiate on what they think their property is worth not even 1 or 2%.0
