Firmer prices in Leicestershire at last?

William Davis have just changed the prices of newbuild flats in the desirable Rothley village centre as follows over the last three weeks
1) £200K with a £50K 10 year interest free loan
2) £200K without the loan
3) £210K without the loan
Leicestershire prices have been as soft as a baby's bottom over the last five years - including a 0% "rise" in July 2009.
William Davis over-optimistically had the flats on at £250K about 8 months ago.
Is this a trend or just a blip/William Davis desperately trying to sell before a further downturn?

Now this is well and truly my stomping ground... I've been intently watching house prices in an area that encompasses Rothley for the last 3 years and I reckon they've still got a way to go with the reductions before they start shifting them. There are similar asking prices for comparable developments in nearby Quorn and Woodhouse Eaves and all of them have been on the market ages.
I have no idea what market they're trying to appeal to with these 2-bed luxury conversions incorporating newbuild complexes. Its a shame because William Davis are an excellent local company but it seems they've just miscalculated with some of these recent developments and have been hit hard.0 -
Even before the first WD price increase a local estate agent suggested that the Rothley development was seriously over-priced.
But with four flats marked sold over the last three weeks, it looks like WD might manage to shift it after all? Rothley is des res - but the problem is there's nothing directly comparable in Rothley AFAIK. After all, this development backs onto Rothley Church and Rothley brook. It's a one-off (after the sale of the Grange by Severn Trent Water and then LCC).
Does this perhaps give the lie to the idea that people can downsize and fund their retirement. Downsizing from a four bed Leicestershire family home will not leave you any change to spend.
The sales lady said that the market was downsizers and divorced people.
I'd really appreciate your further comments and examples of similar NW Leicestershire properties, Phirefly.

Well I'm glad they're shifting if only to bolster WD as a good local business and employer.
I think Rothley is overrated. No wonder those developments hold zero appeal for me, I'm about as far away from that target demographic as it gets. I've got to get Mr. P to get a ring on my finger before we can even THINK about divorce!! Anyway I reckon those considering that Rothley development will no doubt have considered these too...

Quorn has become increasingly cool for the 30s/40s crowd with more places to eat.I think Rothley is overrated.
And the Woodies is a nice pub.
